My faucet drips. Repair or replace?

On a newer faucet with available cartridges, a repair usually makes sense. On an older builder-grade faucet, replacement is often cheaper than chasing parts — we'll give you our read before spending your money.

My toilet rocks and smells. What's happening?

That's typically a failed wax ring and loose closet bolts. Reseating the toilet with a new ring and bolts fixes both the movement and the odor.

Do you handle clogged drains or sewer problems?

No. We stick to minor drain and fixture work. Whole-house repiping, sewer line work, and major drain cleaning belong with a licensed plumber, and we'll tell you when you've crossed that line.

Can you replace shutoff valves that won't turn?

Yes, when the valve is accessible and the water can be safely isolated. Seized supply valves under sinks and toilets are one of our regular calls.
